Property: Top 3 Ways?

When I first started the Money Gym, and wrote the “Financial Intelligence 101″ tips, that grew into The Money Gym ebook, one of the most popular sections was the Property Investing Section.  Everyone wanted to know about investing in, and making money from property.

In the early days, when we used to host the Money Gym workshops at The Acacia, my much loved boutique hotel and my latest venture into property investing, we used to cover “The Top 10 Ways To Make Money In Property” and we used to simply tell people about them, they used to go off and investigate the one they liked the sound of, then we would coach them from there.

However, one day, a couple of guys came along who blew most of our “Top 10″ out of the water. 

Out of “Top 10 Ways To Make Money In Property” only three of them remain.  Which ones?  Aha, you will have to wait for the next few days to find out that!

After we heard about how these guys invested in property, we simply couldn’t, in all good conscience, just tell folks how they COULD invest in property, but we felt we then had to share how we felt people SHOULD invest in property.

Now this went right against all accepted coaching law and wisdom, I can tell you!

But hey ho!  Wealth coaching has always been different - a mix of training, mentoring and coaching, rather than pure coaching itself.

At The Money Gym, we aim to save you time, money, and stop you making expensive mistakes.

Mistakes like I made with buying that hotel in the first place.  If these two guys, my mates Greg and Andy, had been around in 2003, there is NO WAY they would have let me buy it.  They would have stopped me making THAT half million pound mistake.

Side note:  You will see in this week’s ezine, I talk about the difference between “failure” and a “mistake” and it’s an important distinction to make if you are an entrepreneur.  Essentially, a failure is something that can bury you but you can learn from your mistakes.

That hotel was a mistake - some would definately see it as a failure - but I choose now to see it as a mistake.  A very large one true….. 

One that taught me a VERY LARGE LESSON!  In fact, SEVERAL very large lessons.

I will never forget the moment in the garden of The Acacia, when Greg or Andy uttered the immortal words that made me realise that buying it had been a mistake and told me why.

1.  This hotel will never make you the amount of profit that would make all the work you put into it, worth it.
2.  You have a lot of your own money in this business and you will struggle to ever get it out.
3.  When you have had enough and you do want to sell it, nobody will buy it, unless you find someone as daft as you were, to buy it in the first place.

Hmmmmm…..

They like straight talking, those two.  And that is one of the things I most value about Greg & Andy. So many people won’t tell you what you need to hear.  Nobody around me in those days did, that’s for sure.  Hence the mistakes.

So, five years on, here we are, still making mistakes but not so many, and certainly not failing, and together with Steve and Judith, two more straight talkers, they are still two of my closest friends and mentors.  Whenever I want some advice about business and life, I go straight to Greg, and to Andy for property market / business marketing / creative / internet input.

So you can imagine how thrilled I am that Greg still comes to London, to present for The Money Gym on property investing.

I can’t imagine how much longer he will do that, as we are pretty much the only presenting he does outside their own Open Days.

He’s coming to the Southwark Rose on 14th June and really, you should be there.

I woke up at 6.30 this morning to another day of glorious sunsine - and the beach just over the road.

I’m tempted to just get my swimsuit out and grab my iPod and catch some rays while listening to a bit of Rich Schefren and swotting up further on the Rent2Own concept - perfect for these market conditions and a great cashflow generator!  But no, I have to go to London today.

After getting ready in a leisurely fashion, Steve will drop me off at our sleepy little station, and I’ll enjoy a largely empty train direct to Victoria.

I’m off to go to lunch at The Ivy, with Judith and Sue, Money Gym member and winner of our Women Talk theivyrestaurantlondon.jpgMoney Challenge, notably the person who increased her income by the most ££ in just three months.  Sue managed £25,000 plus - marvellous!

We always like to make prizes for clients at the Money Gym things that Judith and I want to do!!  Later this afternoon, we will be joined by Peter Stanley, of “Property Made Simple” fame, who is down from Manchester, and a member of my now defunct first mastermind team.  Not seen Peter for ages.

Then it’s off to the Rex Cinema in Rupert St, Soho, to meet my sister and enjoy the book launch for Michelle Magorian’s new book. 

My opera singing sister Heather shared a house in Walthamstow with Michelle back in th 80’s - they were so poor in those days they literally had to break the ice in the loo due to NO CENTRAL HEATING!  Now Michelle is an acclaimed author with tomes including “Goodnight Mr Tom” starrring the late John Thaw in the film of, and she has a film deal sorted for the new book already.

Home again on the train, and as it will be a late night, I’ll have a lie in tomorrow, as I dont’ have to get up till the 11am Money Gym Wealth Surgery webinar for our Gold clients.

Holiday With Nicola?

I’m really really excited to bring you some very special news!  If you want an example of “Attraction In Action” read on and be AMAZED! 

You may not know it, but I’ve been wanting to get a holiday for ages, but what with having to move house a few times in the last couple of years, and Steve, Judith and me working our butts off (in a fun way!) on The Money Gym…..apart from a weekend in Pisa & Florence, Italy, it just hasn’t happened.

But that hasn’t stopped me thinking about it and dreaming about what kind of a holiday I would like….and with all the different ages and interests in this house, let me tell you it would be tricky to find anything that suited all.  Our requirements for any dream holiday seemed impossible but include ….

1.  Loads for the kids to do (suiting both a 10 year old and a 13 year old going on 16.)
2.  Loads of stuff for me to do / learn - I get bored lying by a pool or on a beach all day
3.  Space for us all to get away from each other
4.  Lots of sun and fabulous places to visit
5.  Easy to get to from Shoreham By Sea - plane ideally!
6.  All inclusive - no cooking or cleaning
7.  No driving
8.  Great nightlife
Well, I had concluded that a cruise might be just the ticket and I had thought, well, if you are gonna cruise at all, the Caribbean is the place to go, eh?  But it still seemed so far away…daunting stuff really…

Business Success: One, Two! One Two!

I’m planning a major new report thise week - the working title is “Back To Front Marketing (Killer Wealth Creation Strategies For The 21st Century Business)” but it’s only a working title.  I have a better - shorter - one in mind.

As all good ideas do, it came to me in the shower, and luckily my memory cells are sufficient that it lasted past the hairdryer and breakfast and all the way into my new work space, the dining table, which is conveniently close to the sofa, my new convalescent day bed.  Handy for naps.
 
The article grew out of my thinking about several events coming together, as is the way, synchronistically (is that a word? if not it should be!) First of all, a rather intriguing new magazine arrived yesterday from The Entrepreneur Channel and it caught my eye because it’s got an article by Duncan Ballentyne from Dragon’s Den (cor) although the man on the front cover is Andrew Reynolds, whom I have only met briefly but know to be a VERY SERIOUS business person.  
 
Andrew Reynolds (right)I first came across Andrew when he pretty much singlehandedly put 1200 bums on seats for the World Internet Summit UK (the year after I spoke for them sadly!). 

He’s a quiet man, but knows how to enjoy his wealth  - he recently had a lot of fun at his 50th birthday party, including having Elton John playing for the guests live! 

Then I met him briefly at the secret filming for Alan Forrest Smith’s product for Entrepreneur TV, and we discussed the possibility of my working with them, but nothing has come of it (yet).

His dad and grand-dad were aspiring business men, but as Andrew recounts in this magazine, they were always working to a flawed business model so never made any money.  He talks very eloquently about the look of “despair and rage” that he regularly saw on his father’s face, and this still drives him today.  Andrew grew up in very poor circumstances indeed - one pair of trousers and shoes at a time, always cold in winter- and so he worked very hard in corporate life, albeit miserably, until he came across an business opportunity that resonated with him, offered by someone who he already knew of, liked and trusted, so he jumped in with both feet.
 
Two interesting points there.  No matter how entrepreneurial you are, and how hard you work, if you have a flawed business model, you are never going to make money, let alone become rich, via the business lane of the Wealth Highway. It’s one of the two main Lanes most multi-millionaires use to become seriously wealthy but it’s a minefield if you don’t know what you are doing. 
 
How can you know if a business model is flawed?  Well, you won’t unless you have learned by bitter experience or you have a mentor.  Some business people discover a successful model by trial and error but many, many more give up before they find one.
 
This is my own experience.  I must have started about 40 business since I was eight years old, but it was only after meeting my wealth mentors that I realised that there is a blueprint for business success, especially business success that leaves you free to enjoy your life, but that hardly anyone - unless they have been successful themselves - can tell you what that blueprint is.
